New Restaurants Near Greenwood Village and DTC: What's Ahead

"It was 2018 when we first found this site. It's taken us a long time for one reason or another." That line ran in BusinessDen's July 28 report on plans for a second Brinkerhoff restaurant at 5390 Greenwood Plaza Boulevard, in The Landmark district. The eight-year wait is actually short next to the site's own history. The applicant told City Council that the lot has been vacant for 20 years.

Three of the biggest restaurant projects in and around Greenwood Village this fall are going into sites that sat dark for years, taken by operators who had already proven their concepts elsewhere in the region, on timelines that run from a few weeks to more than a year. Meanwhile, the small storefronts along South Yosemite Street and Arapahoe Road keep turning over on a much faster clock.

Lot 7 at The Landmark Is Finally Approved

In mid-September, Greenwood Village City Council unanimously approved the site development plan for the Brinkerhoff Landmark restaurant, file SDP PZ-25-00031. In a second unanimous vote, it approved a development improvement agreement with the applicant, ISE LLC. The building is planned at 9,800 square feet.

The council presentation goes into more physical detail than most restaurant announcements. The design team described handcrafted limestone and reclaimed brick, Corten steel details, a covered patio with folding glass walls, an enclosed and conditioned trash room, and a solar canopy expected to supply about 15% of the restaurant's power. The applicant described seating for about 150 guests plus 20 at the bar, with valet drop-off, 39 on-site spaces and more than 40 spaces in a garage.

The lot also comes with a practical problem. The contractor told council that roughly six feet of overfill dumped on the lot would need to be removed. Construction is estimated at about 15 months. No construction start or opening date was given. Even if crews broke ground right after the vote, a 15-month build would run to around the end of 2027.

Staff also explained why council waived a traffic study. The parcel's planning goes back to a 2007 master plan review that had already assumed a single restaurant of about 10,000 square feet on this pad. So the restaurant use was planned for this spot almost two decades ago. It took this long for an operator to commit.

That operator is a father-and-son team, Mark and William Brinkerhoff. Their first restaurant is at 6373 Promenade Parkway in Castle Rock and opened in fall 2025. The brand describes its food as Mexican-steakhouse cooking alongside sushi. Whether the Greenwood Village menu will match Castle Rock's hasn't been confirmed.

The DTC Space Closest to Opening

Nearby, Troy Guard's TAG Restaurant Group is finishing G&G Surf Club at 8100 E. Union Ave. in the Denver Tech Center. It's a seafood spinoff of Guard and Grace. When BusinessDen reported the lease in June, Guard expected to open by Nov. 1. By mid-September the timing had loosened. Westword toured the site while it was still wrapped in construction plastic and reported the restaurant was eyeing an October or November opening.

The space is large. Westword described 8,500 square feet with a wraparound bar and lounge, a raw bar, a sushi bar, an open kitchen and a private dining room. That adds up to roughly 225 seats inside, with more seating on two large patios. The G&G Surf Club website promises seafood, prime steaks and cocktails but doesn't post a full menu yet.

The building's history fits the pattern. In the same Westword piece, G&G is filling a space left vacant for years after McCormick & Schmick's moved out. The article says Guard is weighing offers from landlords who want to bring proven operators into long-vacant spaces. Guard put his own approach plainly: "I just kind of go with my gut."

Coverage of the project calls it a Denver Tech Center opening. None of the sources we reviewed says which side of the Greenwood Village city line the parcel sits on.

On The Square Is a 2027 Story

Barcelona Wine Bar is the third large project, and it's the furthest out. The restaurant plans a location at On The Square on East Belleview Avenue. It will be the brand's second in the Denver area, after its RiNo restaurant at 2900 Larimer St. The Denver Post reported in April that the restaurant was planned for 2027. WhatNow repeated that 2027 target in August. Barcelona's own location page still says "Coming Soon" with no date. The page lists a Denver 80237 mailing address.

The Calendar, in Order

Put side by side, the three projects are on very different schedules:

  1. G&G Surf Club, 8100 E. Union Ave. As of mid-September, it was targeting October or November 2026. The original Nov. 1 target hasn't been confirmed.
  2. Barcelona Wine Bar, On The Square. The stated target is 2027, with no month given.
  3. The Brinkerhoff, 5390 Greenwood Plaza Blvd. Approved in September 2026 with roughly 15 months of construction ahead. No start date has been announced.

The project closest to opening is the one moving into an existing building. The project with the most work ahead is the one starting from bare dirt, beginning with roughly six feet of overfill to remove.

The Small Storefronts Turn Over in Weeks

At a smaller scale, the pace is completely different. The clearest example is one address. Westword listed Crave Cookies at 4940 S. Yosemite St. among its July 2026 closings. Its Aug. 29 weekly roundup listed The Sen Tea House as a new opening at the same address, 4940 S. Yosemite St. Westword's roundups don't give exact days, but by their dates, both changes landed within about two months. Lot 7 has waited 20 years.

The rest of the summer's small-scale changes followed the same quick pattern:

  • Yummy Hot Pot, also listed as Yummy Hot Pot and Dumpling, appeared among Westword's July 2026 openings at 8181 E. Arapahoe Road, Unit C. When the expansion was first reported in October 2025, it was planned as the group's third metro restaurant, joining locations at 10350 Federal Blvd. and 2500 W. Alameda Ave.
  • Tap & Burger at 4910 S. Newport St. appeared on the same July closings list as Crave Cookies.
  • Mama Kim's at 8745 E. Orchard Road had closed its restaurant by Westword's Sept. 5 report, while the spa side of the business stayed open.

None of these spaces stayed empty long enough to make news for being empty. A small storefront and a freestanding restaurant pad with valet and a solar canopy are different kinds of real estate, and they fill on different timelines.

Why the Big Sites Waited for Proven Names

The pattern shows up in who's signing. Every large project on this list comes from an operator with a concept already open somewhere else. The Brinkerhoff is a second location of a Castle Rock restaurant. G&G Surf Club grows out of Guard and Grace, and TAG's portfolio also includes Los Chingones, HashTAG, Bubu and Done Deal. Barcelona already runs a restaurant on Larimer Street. Even Yummy Hot Pot came to Arapahoe Road as a third location, not a first.

That matches Westword's account of how G&G came about, with landlords courting proven operators to fill long-vacant spaces. A 225-seat seafood room or a 9,800-square-foot restaurant built from the ground up is a much bigger bet than a tea shop moving into a former cookie counter. The operators willing to make that bet so far are the ones with a track record.

For people who eat around The Landmark, Orchard Road and Belleview, the near-term change is G&G Surf Club, possibly opening within weeks. Barcelona comes after that, sometime in 2027. The Brinkerhoff, with its planned folding glass walls, is still an approved plan on a lot that needs its overfill hauled away first.
